From Pepsi and Mountain Dew to Lay’s, Doritos, Quaker, and Gatorade, the company’s product portfolio reaches hundreds of millions of consumers annually — and the workplaces behind those brands need to perform at a matching operational tempo.

When PepsiCo’s regional operations required a new functional workspace in the Greater Toronto Area, the priorities were clearly defined from day one: speed of delivery, build quality, and a workplace that could support the operational demands of a fast-moving consumer goods organization.

Our Approach

WDI Group was engaged by PepsiCo under conditions where conventional project sequencing would not have met the client’s business timeline. The mandate was clear: deliver a complete workplace build-out faster than any competing firm would commit to.

WDI Group delivered the project in 3.5 months from project start to final delivery — outpacing every competing design firm that had been considered for the engagement.

The strategy that made this possible was unconventional and deliberate. WDI Group secured the demolition permit first and began physical work on site immediately, before the full building permit had been issued. This sequencing — running demolition-phase activity in parallel with the remaining permitting process — compressed the overall critical path by weeks. Every subsequent phase was scheduled to recover the time gained at the front end, and to preserve quality, safety, and code compliance at every stage.

The result was a project delivered not just on time, but significantly ahead of any timeline the client had been quoted elsewhere — without compromise to the workplace itself.

Across approximately 19,000 square feet, the scope of services WDI Group delivered included Workplace Strategy, Space Planning, Feasibility Studies, Interior Design, Permit Acquisition, Construction Drawings, Architectural & Engineering, Project Management, Construction, and Furniture Acquisition and Installation. Furniture was specified and sourced through dedicated vendor coordination, with WDI Group managing vendor negotiation, purchase orders, logistics, and on-site installation through to completion.

The client response was unequivocal. PepsiCo expressed high satisfaction with both the compressed timeline and the quality of the finished space — a result that reflects WDI Group’s broader operating principle: speed and quality are not a trade-off when sequencing, permitting strategy, and project management are executed with discipline.
